Milton is considering three proposals for the East Milton fire station at 525 Adams St., with purchase offers ranging from $900,000 to $1.2 million and competing plans for ambulance operations, a restaurant or commercial space.

Select Board member Winston Daley said Sept. 22 that members expected to discuss the proposals in executive session at their next meeting, anticipated for Tuesday, Oct. 13, according to the Patriot Ledger. A posted agenda confirming that discussion was not available.

Any sale or lease would require Town Meeting approval, the town’s bid notice states. The approximately 1,900-square-foot station, built in 1952, remains in Fire Department use until its replacement at 432 Adams St. is completed.

The town received three proposals by the July 22 deadline. Its project page includes the submissions and information on how residents can comment.

The proposal associated with Coastal Medical Transportation Systems received the highest preliminary ranking from board members, according to a staff presentation described by the Patriot Ledger. That ranking does not constitute a contract award.

Submitted by Maximus Real Estate Holdings LLC, the plan would establish a permanent base for Milton’s contracted ambulance provider. Coastal would operate two ambulances around the clock, with crew quarters, training space and administrative support. The proposal identifies 32 EMT and paramedic positions based at the station.

Maximus offered $900,000 to purchase the property. Its alternative lease proposal calls for an initial three-year term and two 10-year extension options. First-year rent would be $62,500, increasing 2.5% annually.

Under the proposal, Coastal would cover restoration and operating expenses. Maximus’ sole member is Coastal president and CEO Alexandre Theoharidis.

A joint venture between The Dev Group and Falconi Companies, operating as 525 Adams LLC, also offered $900,000. That team proposes a restaurant within the existing building and received the second-highest preliminary ranking.

The commercial bid comes from Quincy developer Stephen Niosi through Milton Fire LLC. His $1.2 million offer is the highest purchase price, but the proposal does not identify a tenant or specific business.
